WHAT TYPES OF LEASE TERMS ARE AVAILABLE?
A: 12 month lease agreements are available.
IS THERE PARKING AVAILABLE?
A: Yes, there is on-site underground parking available included in rent (one stall per apartment).
IS THE BUILDING SMOKE-FREE?
A: Yes. Smoking is not allowed anywhere in the building or on the grounds.
WHAT COMMUNITY AMENITIES ARE AVAILABLE TO ALL RESIDENTS?
A: Community amenities include: fitness center, community room, dance/movement studio, sound/music studio, paint studio, mixed media studio, pottery/clay studio, and underground parking.
WHAT TYPES OF LOFTS ARE OFFERED?
A: 1 and 2 bedroom lofts.
CAN I TOUR THE LOFTS OR SEE A MODEL UNIT?
A: Floor plans and photos are available on the website. Visit our gallery and floor plans pages. You may also call to schedule a tour of our community. If a loft is available to show, we will show at that time.
CAN I MOVE INTO ONE APARTMENT AND TRANSFER ON A LATER DATE?
A: Yes, provided you fulfill the initial terms of your agreement, which is 12 months, and pay any applicable transfer fees. You must be a resident in excellent standing (no late rent payments or lease violations).
WHAT IS THE PET POLICY?
A: Leather Trades is a pet-friendly community! Dogs & cats welcome! Please call for more details.
MUST I BE AN ARTIST IN ORDER TO QUALIFY FOR RESIDENCY?
A: There must be at least one member on the lease that is approved as an artist in order to qualify for residency.
ARE ANY HOUSING ASSISTANCE PROGRAMS ACCEPTED?
A: Yes, Section 8 vouchers are accepted, but must be worth the full amount of the current rent regardless of resident/HA portion.
WHAT DOES IT MEAN TO BE AN ARTIST?
A: An artist need not earn a living through art, but must be able to demonstrate a commitment to it by presenting a body of work and a résumé to an approved committee of artists. We are open to all disciplines and collaborative artists.
DO PERSONS WHO WORK IN FIELDS THAT SUPPORT THE ARTS QUALIFY?
A: Unfortunately, no.
CAN STUDENTS QUALIFY FOR RESIDENCY?
A: In general, full-time students are not eligible. Full-time students are permitted if there is at least one part-time student or non-student leaseholder. However, there are some exceptions to this, so please inquire.
Some common exceptions include:
- Single parent with dependent(s)
- Married students
- Recipients of public assistance (not section 8)
- If you have ever been in foster care
IS SUBLETTING ALLOWED?
A: No.
WHEN DO THE LOFTS BECOME AVAILABLE?
A: Availability dates and move-in dates are dependent upon current residents giving a notice to move out.
ARE THERE OCCUPANCY LIMITS?
A: A maximum of 2 occupants per bedroom is permitted.
WHAT UTILITIES ARE INCLUDED IN THE RENT?
A: Heating, hot water, water/sewer and refuse are included in the rent. The resident is responsible for electricity, cable TV, telephone and Internet.
HOW DO I QUALIFY?
A: Applicants must meet the following income qualifications:
The household income is based on GROSS (before any deductions)annual income earned from all sources including wages, social security payments, public assistance, pensions, annuities, interest income, dividends, stocks, bonds, insurance settlements, recurring gifts from family/friends, lottery winnings, etc. Third-party verification will be required of all income, and copies of tax returns and pay stubs may be required.
Income Qualifications
Leather Trades Artist Lofts participates in an affordable housing program. Household income limits & student status limitations apply. Total household income must be UNDER the following limits based on household size:
- 1 Occupant: $35,700
- 2 Occupants: $40,800
- 3 Occupants: $45,900
- 4 Occupants: $50,940
WHAT AMENITIES ARE AVAILABLE IN THE LOFTS?
A: Available loft amenities include: washer and dryer in each home, Black Energy Star appliances, Formica countertops, dishwasher and microwave, sealed concrete floors, spacious open floor plan concept, mini blinds, hydrothermal heating & cooling, contemporary lighting, high ceilings (average 10'), oversized windows, exposed brick and other historic features.
